Redding Real Estate – Realtors and the Service Wheel of Many Spokes!

The Pool of Realtors is Getting Smaller – Can You Survive – The Wheel of Many Spokes--We recently had an opportunity to become aware of the number of Realtors here in our local area that made their annual dues and are still actively doing real estate. The number has gone from somewhere around 1500 Realtors down to around 475. That is a reduction of 69% of the Realtor base. Given, some have come and gone and we do have new agents but the numbers are sobering for sure.

If we examined how these 31% that have survived, we don’t find anything that surprises. In my local area, it would not be Social Media that is the success factor. I do see other Realtors on Facebook and Twitter. I do see Realtors with good websites that get good SEO and compete with me for the online market.

You do have to have an online presence to pay in this market. This is a given. As I go down the list of those Realtors that remain and who the Top Producers are, they are the Realtors with relationships built over years and the Realtors who practice the basic skills required in real estate. Picking up the phone and contacting your past clients and your sphere of influence is what still makes the phone ring. It is not floor calls, or web leads. You can bring in new business by working the “expireds”. In the end, however it is your referral base that keeps that activity coming and that brings you business. It is your past service and your present level of service.

If you see your business as if it were a bicycle wheel with many spokes that provide you the opportunity of offering many value added services for your clients and you see the hub of this bicycle wheel as your past clients and current clients, you have a visual model for how your business is structured. The Wheel of Many Spokes represents the continued constant effort and guidance on the current trending market conditions and that caring element of “staying in touch”. The thoughtful act of communication sustains your business. It is the combined value we provide through an online presence and the face to face interaction that keep it real. Just by picking up the phone and staying in touch we provide an organic contribution to our Community. Hopefully, we are one of many with like-minded goals of offering service and value.

While we have seen those numbers go down, it is also inspiring to find that common trait that offers us that opportunity to continue what we love to do and that would be helping our clients buy and sell real estate.

If you are looking to relocate to the North State be sure an look Jeanean and David Gendron up. We love living and working in Shasta County California. We call it Living The Shasta Lifestyle. It is an artful way of life.

Redding Real Estate – Visiting the Coast in the North State – Trinidad CA!

We love to take day trips and visit all the beautiful areas around Redding and Shasta County CA. We were in Eureka in October, 2011 and enjoyed a couple of days visiting and getting to know the area. One of the places we went was Trinidad CA by the Sea. Here a few photos of our time at the Trinidad Beach.

Trinidad Rocky Cliffs – Jeanean Gendron

This is a protected cove with nice beach front. It has wonderful views of this wild part of the California Coast but offers those that want to spend time at the beach a place of shelter and beauty.

Trinidad CA Beach – Jeanean Gendron

This beach offers crystal blue green ocean, sandy beaches and the peace that only a day at the beach can bring. Visiting Trinidad is a must if you are coming to the North State.

Trinidad Beach View – Jeanean Gendron

Blue Green is the landscape here in Trinidad. Perched high above and built on the overlooking bluffs, Trinidad offers some of the best view on the North Coast of California.

Trinidad Rocky Coast – Jeanean Gendron

The Seas of the Northern Coast of California are some of the most dangerous Seas in the World and the most beautiful. Craggy and rocky, the Coast provides landscapes and seascapes that captivate.

David and Ginger at Trinidad Beach – Jeanean Gendron

Surf coming in at Trinidad Beach and David and Ginger going for a run. It would be our new favorite place to visit and to spend the day. Bring a picnic lunch and be sure to check the weather for a Sunny day.

Using Photography in Real Estate – Marketing The Shasta Lifestyle!

I have always been a visual person. I love certain colors that draw me and entertain me. I love beauty and the visual aesthetic quality of presenting things well. There is a flow to the art of presentation that will keep the eye moving and finds the heart and mind feeling satiated. When things are not so placed there is a war going on within the mind to analyze and find the flaw. When we have achieved that beautiful balance of placement, color, texture and flow, the mind joins with the heart to enjoy and experience that “aha moment”.

Photography is of great value in real estate. It provides the opportunity to help our Reader learn more about our local community. We can use it to help the Reader find that “aha moment” in our work and to come to appreciate our presentations. It works well in all regards to real estate. It can delight and it can provide practical marketing benefits for a listing. There is a wide range between the two. Let’ s just enjoy several photos that take us in diverse directions today. We are enjoying how photography can delight our Readers. No “how to” or “equipment” related tips….just the experience.

I have been taking photos for Localism for several years now and have a vast inventory of photos for my work. This was taken on a rare day when Shasta Lake was full. I don’t take many photos of the Lake because most of the time it is not pretty. The water levels have gone down at times to 200 feet leaving a sad sight. This was a beautiful clear day when you could see Mount Shasta. It is a favorite photo of mine and I brand with it.

I love this photo. This was a Tuscan Villa that David and I truly enjoyed doing the marketing for. I love the richness and warmth of the room. She had created the perfect subject to photograph. We had fun showcasing this beautiful estate.

This photo is of Clear Creek, a local area where we have Salmon spawning. It is nearby and we can visit often. I love sharing the beauty of our area. It brings me business for those interested in relocating to the North State.

Trinidad Lighthouse – Jeanean Gendron

Visiting the Coast we enjoyed the beach and captured this shot. The art of sharing is an art form when practiced often. Wherever we go, we always take our camera and we are always prepared to get a shot that will be worthy of sharing with our Readers. It is the sweet part of our work and it is very effective.

Pier to Nowhere – Jeanean Gendron

This is another photo on our trip to Eureka. On Samoa Island we found a world long forgotten. I love to do a series of shots that tell the story of the land and the place.

Photography in the World of Real Estate – The Visual Art Form of Marketing–is a beautiful opportunity to share with your Reader the best parts about your local area and why you choose to live and work there. I am very fortunate in that we love our beautiful area and we love our work. Photography provides us the key to combining that love of the area and sharing it with our Readers. It provides that window into Living The Shasta Lifestyle that helps my Reader connect and pick up that phone and call me. It is a lifestyle that is formed around a beautiful place and an artful way of living life.

Redding CA – Gold Hills YTD Market Report 2011

SOLD

SOLD–In 2011, Gold Hills Sold 8 homes with a average per square foot size of 2,582 and at a per square foot price of $138.49. Days on Market were averaged at 122. Of the 8 homes sold, 5 where Normal Sales, 2 were REOs (Real Estate Owned – Foreclosure Homes) and 1 was a Short Sale. The price range for these 8 homes was $220,000 – $635,000.

PENDING

PENDING–At the end of 2011, there is 1 Pending Sale that is a Short Sale. The home is 2500 square feet with a list price per square foot price of $103.60. Distressed Properties will be below current market value.

ACTIVE

ACTIVE–There was 1 Active Listing at the end of 2011. The home is a normal sale and is 2,545 square feet with a listing price per square foot of $149.57

Note: With the Median Sold price in 2009 being $359,000, 2010 being $318,000 and 2011 being $342,500, we see a more stable year in 2011. Good prices and continued record low interest rates bring good opportunity for Buyers in this market. It would be premature to say that we are seeing the market begin to turn towards some growth. With the shadow inventory of foreclosed home (REOs) still in the inventory, we will not see a healthy market until this issues has been dealt with.

What we do see is the overall effect of low interest rates helping to keep the market moving and giving Buyers the opportunity to buy at very good prices. Pricing well in this market remains critical.

Redding CA – Avoiding Foreclosure – Foreclosure Fear is Real!

Redding CA – Avoiding Foreclosure – Foreclosure Fear is Real – Sellers You Have Options!

Reports of foreclosures by the millions have been in the news so much over the past few years that to some, it might seem like the new normal.

But as a real estate professional who is in the trenches with financially stressed homeowners every day, it never for a second feels to me like business-as-usual.

The prospect of losing ones home is right up there among the major sources of grief, and often, it goes hand in hand with other tragic setbacks such as the loss of a job, a divorce, death of a loved one, mounting medical bills or skyrocketing mortgage payments.

Unfortunately, the first stage of grief is denial, and that’s even more the case when the threat of foreclosure is looming. No one wants to talk about or admit financial troubles—even when millions of others have founds themselves in a similar spot.  It’s completely understandable, but for homeowners who are behind on mortgage payments, decisive action is often the most critical step toward ensuring the best possible solution.

As a real estate professional who has sought out the Certified Distressed Property Expert (CDPE) designation, I help homeowners to deal with every aspect of the grief and uncertainty that accompanies a mortgage which is no longer manageable. In the process, I help them to get on a path of financial solvency.

If you or someone you care about would like to change the course of a life that’s facing foreclosure, I get it and I can help.

Contact me TODAY and let’s get started.

Earned by completing a comprehensive curriculum via the Distressed Property Institute, real estate agents with the CDPE designation are equipped with the expertise to help distressed property owners avoid foreclosure.

As a CDPE designated REALTOR®, I am committed to helping people who are facing foreclosure by finding the right solution for their individual needs and seeing the issue resolved. A portion of my CDPE designation course work involved short sales. Previously, short sales were a rarely accepted alternative by lenders, but in today’s world they are increasingly becoming a viable option. Although more common in recent years, lender’s still want the right deal with the right paperwork, and most real estate agents without the CDPE designation do not know the specifics. The CDPE course has taught me how to submit the proper documents to a variety of lenders as well as negotiation skills, allowing for quick resolve to a short sale. The education of a CDPE designated agent is continual, as CDPEs from across the county provide information to the Distressed Property Institute for a continual flow of new information to share with other CDPE designated agents.

Redding Real Estate – The Shasta Lifestyle – Lassen Volcanic National Park!

Redding Real Estate – The Shasta Lifestyle – Lassen Volcanic National Park–AS we took a day trip to Lassen Volcanic National Park this past week, I was amazed at the beauty and richness of this tall forested wildlands. Because of the volcanic nature of the park, I expected to only see dry and barren volcanic land. I was a misconception on my part. The park has amazing diversity in areas and topography.

There are four different areas of the park each with a specific ecosystem and climate. The park abounds with nature and diversity of trees, wildlife and wildflowers. We used to live 45 minutes from Yosemite National Park and the valley and 1.5 hours from the high country of Yosemite. We grew to love identifying the trees and wildflowers.

Here are just a few of the wildflowers that grow within the Lassen Volcanic National Park.
